During our conversations we noticed a few questions that keep coming up, and we thought we put together these Frequently Asked Questions (FAQ) for your convenience:

  1.  What do you charge?

Our minimum is 10% of the revenue generated by One Love Rentals.

For example, you have Airbnb listings and want to manage them yourself – no problem.

There is no need to pay us for bookings made through Airbnb.

Some of our clients prefer another option for simplicity.  We charge exactly 0%.

They tell us how much they want to collect for the rental (in-season, off-season, holidays) and we will add our commission when listing their properties on booking channels.

Responsibilities, services and features provided by us at the 0% or 10% rate:

  • Digital marketing of your property on 115+ websites from 75+ countries, including our portal for direct bookings;
  • Coordinating and communicating with your guest[s] throughout the booking process and arrival at your property;
  • Collection and disbursement of rental fees to you;
  • Providing you online portal functionality (generating statistics and reports for your property[ies]);
  • Check-out and transportation logistics to the airport.

Additional services can be added upon request, ultimately allowing you to completely disengage from the renting process. We handle it all for you from A to Z. There are additional fees depending on the type and number of services provided.

 

  1.  I already have my property[ies] listed on Airbnb. How can you help?

If your vacancy rate is over 20%, we can help by publishing your listings on 115+ websites in 75+ countries, increasing your exposure to the market and bringing more bookings from more channels, thereby improving your vacancy rate and revenue.

In case you need help dealing with guests, booking channels and vendors, we can assist by providing a stress-free experience.

 

  1.  Why can’t I register on Expedia (or other booking channels) myself?

You certainly can, but here are some of the problems and inconvenience that might arise in the process:

  • double or overlapping bookings due to calendars out of sync;
  • inability to invoice/charge guests (i.e., Booking.com and Expedia.com);  
  • you need to constantly check emails, text messages and answer phone calls;
  • inability to sign electronic lease contracts with direct guests or through channels;
  • lack of transparency on expenses vs revenue and reminders on upcoming bookings;
  • complex and at times chaotic communications with prospective guests.

We can take care of all of that!  Our state-of-the-art backend software system and customer support (for both guests and owners) will take care of these and other problems so you don’t need to worry.

 

  1.  Do you guarantee occupancy rates?

No.  What we can can do is provide suggestions and ideas which can improve your occupancy rate.  Rental property is a marketable product and subject to the market.  Don’t expect too many bookings when, for example, your price is higher than the market allows or the quality/appeal of the accommodation is low.  Positive guest reviews are extremely important. If a guest is disappointed with the accommodation or service, it will negatively affect your booking volume in the future. The quality of the reviews depends on many factors, including pricing/quality ratio, customer service and ability to resolve issues quickly.

  1.  When or how frequently will I get my money?

We can send your money as often as you want, but keep in mind that there is a transfer fee for every transaction (fees for different transfers are listed under Question 6 below).  The “transfer amount” for your property is based on the rental fee and occupancy rate. The goal is to minimize the cost involved in transferring the funds. For example, if $250 is collected within a month and wire transfer is used at a cost of $50USD, you will receive only $200.  

Every booking channel has its own way of collecting and disbursing rental revenue. Airbnb is most convenient – money goes directly to the owner of the property. The same can be set up for Homeaway/Tripadvisor. Booking.com and Expedia (both important channels) are less flexible and funds will need to be collected by One Love Rentals.

  1. How will I get my money?
  • Bank wire transfer (cost per transfer is $50USD);
  • ACH bank transfer within US and Canada (cost per transfer is $15USD);
  • Paypal, Xoom, Venmo, Western Union or MoneyGram (minus their fees)
  • Cash (minus ATM fee and courier charge);

Great place to stay! Looks just like the pictures, everything was very clean and comfortable. Konstyantyn was able to accommodate us on short notice because our flight was delayed, and it worked out perfectly. There are several restaurants within walking distance, and the views of the marina and the boats around Sea Wind made it a really nice area to stay in.

Amazing, clean everything he describes is what your going to get…. the location is extremely safe. The pool is beautiful over looking the ocean there is a gym. I didn’t want to leave. I had ever thing I needed to feel at home and that’s what I needed having 2 kids traveling with us (infant 8month) and (10 year old) the price is amazon for what you get. I hope that Konstyatyn will have me again because I’d love to o e back and stay there gain. Thank you so much
